3. Look out for the money sinks.  This means those parts of your plumbing that seem to always be malfunctioning or getting broken by some minor knock or other.  Sometimes, when equipment keeps getting broken and forcing you to call in the plumbing professionals, it is just an indication that it is high time you replaced it already.  In the long run, replacing such items shall often be much cheaper than letting them stay in and incur ever worsening costs.

The drain fields are the place where the partially treated wastewater is pushed after leaving the septic tanks. Here the wastewater is further treated by the soil. One should have a spare drain field that will take over if the present one fails.

The soil also has a part in the treatment of the wastewater. However one needs to have certain types of soils that will enable further treatment of the wastewater.

Since most areas dont have the type of soil needed for septic systems, one may have to use alternate systems.

  2. The septic system is too close either to the ground or surface water.

Then one has to use alternate technologies to handle the wastewater. These alternate technologies may require special care as well as maintenance. One should check the alternate technologies on an annual basis or according to regulations set up by the local health department.

There are two types of tankless water heaters: the instantaneous or demand-type heaters and the tankless coil water heaters. The latter is a type of water heater that uses the heating system of a house to produce hot water, running water through a heat exchanger in order to heat it. This reliance on the furnace means that these water heaters are typically used in buildings where heating is almost always on. In other words, you may only consider this water heater as an option if you live in an area that has more cold months than warm ones.

The more popular type of tankless water heater is the demand-type heater. With this you get hot water that is produced only when neededas with the tankless coil typebut you also get it without having to rely on your houses heating system. Tankless water heaters are popular because they do not have standby energy loss (as opposed to storage heaters), and are thus associated with higher energy efficiency.

A good tankless water heater should run on fuel that is easy to access in your area and relatively cheap. It should also have the capacity to fill your households hot water needs. This is something that needs to be mentioned because most tankless water heaters can only provide about 13 litres (on average) of water per minute. To concretise that into terms that most homeowners shall immediately understand: that is just about enough to run one hot shower. Perfect, you might say, that is exactly what I want it to do for me! But it may not be perfect for a lot of people.

This low capacity means that a tankless water heater is often incapable of serving multiple hot water needs in a household. For example, if two persons try to take a hot shower at once, the heater shall fail. The same goes if one person goes to take a hot shower and the other goes to the kitchen to use the dishwasher. So the biggest concern with a tankless water heater, really, is the capacity.

How can you address this problem? You might try to look for water heaters with higher than average flow rates. Perhaps the best way, however, is simply to use several of them: this is certainly a solution that has worked well for a lot of persons, even if it does seem costly at first. You can have a tankless water heater installed for bathing, for instance, and a separate one installed for other water-dependent functions in a house, like running the dishwasher. The long-term energy savings should eventually outweigh the costs, at least, so you need not feel that you are putting too much money into water heaters.
